Guest License Agreement Rules and Regulations
GENERAL: Hideaway RV Villas LLC is a privately-owned resort. Hideaway RV Villas LLC reserves the right to amend these rules and regulations without prior notice to guests/customers. Hideaway RV Villas LLC, at its discretion reserves the right to refuse entry on the resort to any person. Hideaway RV Villas LLC reserves the right to refuse to accommodate current and returning guests/customers that have violated Hideaway RV Villas LLC / HIDEAWAY RV VILLAS LLC rules and regulations and/or have vacated the resort without paying all fees. Hideaway RV Villas LLC will not tolerate any offensive activity of any sort that could interrupt and/or adversely affect the enjoyment of other parties utilizing the resort. In the event of such burden, obnoxious or offensive activity, in the judgement of Hideaway RV Villas LLC, the parties for such activities will be required to leave the resort immediately, without refund.
INDEMNITY AND WAIVER OF LIABILITY: Guests/Customers shall indemnify and hold Hideaway RV Villas LLC and or HIDEAWAY RV VILLAS LLC and their owners, employees, agents, members, partners, officers, directors, representatives, successors or assigns (collectively, the “Parties”) harmless from and against any and all claims, demands, costs and expenses, including reasonable attorney’s fees, arising from any and all damages or injuries caused by fire, water, wind, civil strife, or acts of God, owner and/or customer actions or inactions (or those of their employees, agents, or invitees), or any other related to Customer’s use, or occupation of the RV site.
ACCORDING TO TEXAS PENAL CODE 31:04 (b), Under the Texas Theft of Service Law, any guest(s) who leaves without paying for site service or who refuses to pay for site service when due is subject to criminal prosecution. Hideaway RV Villas LLC is providing utility service hook-ups for your RV. Hideaway RV Villas LLC requires full payment in advance. If you pull out of the resort with an outstanding balance and did not properly check-out with Hideaway RV Villas LLC or the property manager, your departure will be considered “theft of services”, and may be reported to law enforcement.
DISCHARGE OF FIREARMS/FIREWORKS: The discharge of firearms/fireworks is strictly prohibited.
DEPOSIT/CANCELLATION/REFUNDS: Reservations for specific RV sites are never guaranteed. Hideaway RV Villas LLC reserves the right to move reservations from their stated locations as deemed necessary by Hideaway RV Villas LLC. There will be no refunds for RV Guest who depart prior to the originally scheduled departure date.
MAX OCCUPANCY: RV site: No more than 6 guests (maximum of 2 adults and 4 children) allowed per RV site. NOTE: The maximum occupancy is highly monitored. Any customer exceeding the maximum occupancy or having more people than what your reservation indicates is reason for eviction without reimbursement of site/unit fee and deposits.

CHECK-IN & CHECK-OUT TIMES: RV sites and electric are billed monthly, due on the First of every month. Your site will be pro rated up to the first.
QUIET TIME: Quiet time is from 8pm until 7am. No music is allowed after quite time.
SPEED LIMIT: All motor vehicles including golf carts shall not exceed the posted 10 mph speed limit and shall observe any/all traffic signage. Off road, all terrain or unlicensed vehicles should not be driven on grassy areas, if you use ATV do not tear up the property.
INSPECTIONS/DAMAGE TO PROPERTY/THEFT: Hideaway RV Villas LLC inspects each RV site upon departure. Although we do not expect damages or theft, it sometimes occurs. If damages (other than ordinary wear and tear) or theft are discovered, Hideaway RV Villas LLC/staff will assess said damage/theft and determine if the registered guest will be charged for any replacement cost, labor, parts, cleaning, and/or trash removal deemed excessive by Hideaway RV Villas LLC.
INCLEMENT WEATHER/ACTS OF GOD: Guest(s) acknowledges and understands that Hideaway RV Villas LLC and or HIDEAWAY RV VILLAS LLC and their owners, employees, agents, members, partners, officers, directors, representatives, successors or assigns are not responsible for including but not limited to, Acts of God, acts of government agencies, fire, war, lightning strikes, tornadoes, heights of rivers, creeks, lakes, or ponds, and inclement weather. During the cold spells, RV guest are encouraged to wrap their water lines/hoses to help prevent water hose breakages and loss of water to your RV. Hideaway RV Villas LLC is only responsible for water supply to the utility pedestal. NO REFUNDS will be offered.
SEVERE WEATHER: TV and Radio weather information will refer to Texas counties. HIDEAWAY RV VILLAS LLC is in Princeton, TX (Collin County). We recommend you download a public safety Mobile App to your mobile device to receive time-sensitive communications during emergencies.

SAFETY: If you are a victim of a crime Dial 911. Then please notify Hideaway RV Villas LLC
we’ll see if there is anything we can do to help. Although Hideaway RV Villas LLC has on-site manager, and locks do not always deter criminal activity.
No place is absolutely crime-proof and Hideaway RV Villas LLC cannot guarantee that ours is. Hideaway RV Villas LLC Guests need to protect themselves and each other by locking windows and doors, keeping valuables out of sight, being vigilant of their surroundings, and reporting suspicious activities to law enforcement/security and resort staff. Hideaway RV Villas LLC does not pay to replace or repair damaged or stolen property due to theft or crime.
It is against Hideaway RV Villas LLC policy for management and/or its employees to become involved in the matter or dispute. Hideaway RV Villas LLC only deals with matters related to the disruption of peace and safety for the general population of the resort or involve a violation of resort rules, and regulations.
CONSUMPTION OF ALCOHOL: All registered guest of Hideaway RV Villas LLC acknowledge that you and your guest/visitors will comply with the laws and regulations relating to alcohol. Excessive use will not be tolerated. Underage drinking, or drug use will be reported to the police, and offenders will be banned from the resort. IT IS ILLEGAL IN THE STATE OF TEXAS TO DRIVE A GOLF CART, MOTORIZED VEHICLE WHILE UNDER INFLUENCE. AJ Rental
Management reserves the right to remove guest/visitors from HIDEAWAY RV VILLAS LLC property without refund.
PESRONAL VEHICLES/GOLF CARTS/PARKING: For our RV guest, you are allowed (1) RV and
(2) additional vehicles at your site if they fit. An RV Guest may have (1) golf cart at their RV site. Drivers of golf carts must be 16 years or older. All vehicles, including the golf cart, must be parked within the assigned area (driveway of site). At no time will a vehicle/golf cart be allowed to park in the street, grass, or unassigned RV site (no exceptions). RV Guest are responsible for their vehicles (including golf cart) and the vehicles of their guest’s. Vehicles are to be parked in designated areas only, this does not include vacant sites or grassy areas. Non-operating vehicles are not allowed in the resort and will be towed at the owner’s expense. All Vehicles must be clean, well maintained, operable and moveable always. Golf carts must have headlights & taillights, if possible, and/or reflectors, and a muffler.
LAUNDRY ROOM: Laundry room is for registered guests only. Please leave laundry room tidy after each use. Do not abuse Washer and Dryer by washing excessively dirty or oily clothes in the machines. They are free for your use, but misuse of them may result in charge to repair by Hideaway RV Villas LLC.
SMOKING: All cigarette butts shall be completely extinguished and discarded respectfully. Do not discard cigarette butts on ground.
APPROVED RV/CONDITION: Hideaway RV Villas LLC reserves the right to refuse any RV. All RVs connected to utilities at HIDEAWAY RV VILLAS LLC must be in good condition for
transportation and temporary living quarters. All RVs located at HIDEAWAY RV VILLAS LLC and connected to utilities must be constructed in compliance with state and federal law. RVs connected to utilities at HIDEAWAY RV VILLAS LLC must be transportable immediately upon disconnection from utilities.
NO RV RE-SALE: RVs/Vehicles may not be sold on HIDEAWAY RV VILLAS LLC property. RV Guest are not allowed to post “FOR SALE” signs on their RV/Vehicle or at their RV site.
TRUCK MOUNTED CAMPERS: Cannot be removed from the truck. No Semi Trucks.
SPEED LIMIT: All motor vehicles including golf carts shall not exceed the posted 10 mph speed limit and shall observe any/all traffic signage.
REGISTERED GUEST/RESORT FEES: No guest, invitee, or visitor of a Guest may camp or sleep outside in their cars. Amenities are for registered guests only
CHILDREN: Children must be supervised by a Parent/Guardian at all times while on the resort grounds. Parent/Guardians are responsible for their children’s actions, behavior and any damage caused by their children. Sport activities and “aerial” games are prohibited in the roadways and parking areas.
Lake Rules: There are no lifeguards on duty at the villas. All children under the age of 16 must be accompanied by an adult. No running, diving and/or climbing on water features. No glass in any of the lake areas,
Fishing: You are welcome to fish at the HIDEAWAY RV VILLAS LLC lake, Please catch and release, we stock the pond yearly and there are vey nice fish, please leave them for others to enjoy the catch as well. The use of BARBLESS HOOKS, Is required, or simply bend the barb on your regular hook, we don’t want fish dying from hook stuck in mouth.
ENTRY UPON SITE PROPERTY: Hideaway RV Villas LLC employees / contractors shall have a right of entry upon land/site/property for maintenance of utilities, maintenance of premises, and the protection of HIDEAWAY RV VILLAS LLC property at any reasonable time. However, such entry shall not be in a manner at a time which would interfere with the guest quiet time (unless it is an emergency). Hideaway RV Villas LLC employees may enter a RV/land/site/property without the prior written consent of the occupant in the case of an emergency or when the occupant has abandoned said RV/land/site/property.
NATURAL SURROUNDINGS: Hideaway RV Villas LLC strives to maintain the natural beauty of the resort as well as the created paths and trails. Owners & guests must park their motor vehicles in designated parking areas. Hideaway RV Villas LLC offers a serene environment in which guests can relax and get away from busy activities of daily life. In order to preserve the beauty of this resort, owners, and guests may not cut the natural vegetation or in any way destroy the beauty of the resort. Any intentional damage or defacement to HIDEAWAY RV VILLAS LLC property shall be cause of cancellation and/or reservation and the pursuit of legal remedies. RV rental site to resemble that of a permanent residence.
WILDLIFE: During your visit here at HIDEAWAY RV VILLAS LLC you may have the opportunity to see a variety of wildlife. The catching and/or trapping of wildlife is not permitted (Hideaway RV Villas LLC has the authority to catch “Wild Hogs” Feral Hogs). For your safety do not try to feed the wildlife.
SITE MAINTENANCE/APPEARANCE: At no time will an RV Guest allow their RV, Vehicles, or RV rental site to resemble that of a permanent residence. Guest agree to keep their RV, Vehicles, or RV rental site in a clean, uncluttered, and sanitary condition. All portable water hoses will be neatly rolled up and kept off the grass. No additional structures, pet fencing, landscaping, gardens, lawn jockeys, large LP gas bottles, temporary or otherwise will be permitted. The only items allowed outside will be portable folding patio furniture. This DOES NOT include indoor furniture, clothes lines, wading pools, furniture etc.
Grills/Smokers, small kiddie type wagons are allowed at the RV site; however, they cannot be left in the grass overnight. Outdoor holiday lights are allowed but must be removed within seven (7) days of the holiday. Failure of the RV Guest to follow this policy is grounds for RV Site Rental Agreement termination.
TENTS: Tents are not allowed at HIDEAWAY RV VILLAS LLC. Small portable flag poles, personal signage, solar lighting, and awning stakes are allowed; however, a member of Hideaway RV Villas LLC maintenance/management must approve the location of said poles/stakes. This is for your safety as well as that of our water, sewer, irrigation, and electrical lines.
SOLICITATION: Soliciting of any kind is strictly prohibited at HIDEAWAY RV VILLAS LLC.
PROHIBITED LINES AND ROPES: Connecting of lines, clotheslines, wires or ropes between vehicles, utility pedestals, trees, landscape items, or vent pipes are prohibited.
PICNIC TABLES, FIRE RINGS, OPEN FIRES, FIREWOOD: Picnic tables need to be movable. Portable fire pits are allowed if they have lid. All open fires must be contained in the open fire ring or portable fire pit. Household trash, cans etc. are not to be burned in the fire ring/pit.
BBQ GRILLS/SMOKERS: Caution must be taken when using BBQ grills at any location on HIDEAWAY RV VILLAS LLC property. For those guests who utilize a charcoal grill, spent charcoal ashes must be properly cooled and disposed of. All BBQ Grills/Smokers must have a grease trap. Any grease drippings on concrete, grass, or otherwise must be cleaned up immediately.
LAWN CARE MAINTENANCE AND IRRIGATION: HIDEAWAY RV VILLAS LLC has extensive piping and wiring underground, please do not dig or insert posts in ground. RV Guests are allowed to use personal blowing machines to remove mowing debris from their respective site. The water is provided please water your yard, if your area is not taken care of Hideaway RV Villas LLC will water and maintain area.
LAWN CARE MAINTENANCE AND IRRIGATION DISCLAIMER:
HIDEAWAY RV VILLAS LLC is a privately-owned villas, operated by Hideaway RV Villas LLC. The resort provides its services, including but not limited to its sites, utilities, lawn care, irrigation, and amenities on an “as is” basis and makes no representations or warranties of any kind, either express or implied. By staying at and/or using HIDEAWAY RV VILLAS LLC facilities, you agree to these terms and that under no circumstances will Hideaway RV Villas LLC and or HIDEAWAY RV VILLAS LLC be liable for direct, indirect, incidental, accidental or any other type of damages resulting from your use of any part of HIDEAWAY RV VILLAS LLC. This includes, but is no way limited to loss, damage, or injury caused in whole or in part by Hideaway RV Villas LLC and or HIDEAWAY RV VILLAS LLC, its owners, operators, officers, managers, members, employees, and agents by our negligence or things beyond our control.
UTILITIES/BASIC AMENITIES: Utilities and/or basic amenities provided in the reservation agreement are as follows: Sewage, Water, Electricity, Trash
SEWAGE: For our RV guests, sewage and gray water must not run on the ground. No permanent sewer or water connections made of hard pipe are allowed. All guests must use a non-formaldehyde chemical. All portable sewer hoses connected at the utility pedestal must be inserted in the drain with a plastic threaded elbow and/or rubber donut. Black tank valves must remain closed except when dumping. Guests are responsible for any clogging in the sewer line from their RV to the main sewer line. If the cause of the stoppage is found to be the Guest’s fault, the plumbing bill to clear the line will be billed or added to the guest’s bill. DO NOT put baby wipes, grease, diapers, paper towels, condoms, plastic items, or female sanitary products down the RV sewer lines.
WATER: For our RV pads, water hookups are available at the utility pedestal. Hideaway RV Villas LLC recommends the use of a water pressure regulator. During the winter months, RV guests are responsible for keeping their water hoses thawed from the water spigot to their RV (no exceptions). Hideaway RV Villas LLC is only responsible for the water line up to the spigot.
ELECTRICITY: For our RV guest, electricity is supplied at your utility pedestal. Each pedestal contains a 50/30/20 amp electrical service controlled by a breaker, respectfully. Hideaway RV Villas LLC will not be held responsible or liable for any damage done to a guest’s RV due to power surges. Hideaway RV Villas LLC recommends the use of a portable surge guard protector. At no time is a guest, their visitors, or third-parties allowed to work on utility pedestals. If you find that you have no power at the utility pedestal, please notify us so we can contact Hideaway RV Villas LLC Repair maintenance. Your meter will be read at the end of your stay or monthly, and billed according to usage at local current rate provided by our electricity provider. There is no upcharge for usage or fees.
TRASH: For all guests your trash shall be placed in a bag put in the Resort dumpster. Please do not allow trash to be left out overnight.
CONDUCTING BUSINESS IN THE RESORT: Any form of solicitation inside the resort by RV Guest or a third party is NOT permitted. You may NOT use your RV, vehicle, or any common area in the resort to conduct business. Conducting business online is permitted via your personal internet service, Do Not allow customers from outside the resort to enter. Going door to door or disseminating fliers is not allowed. You may display permanent advertisement on your vehicle, but not anywhere else on your RV site.
GUEST MAIL: Hideaway RV Villas LLC and its managers or employees will not accept mail delivered to the resort for guests or visitors. A PO box is available at local post office.
NEIGHBORS: Please respect the PRIVACY of others and do not cut across occupied RV sites
RIGHT-OF-WAY: Drivers, bicycle operators and pedestrians are urged to use extreme caution at all times to prevent accidents. The following right-of-way rules apply in the
villas. 1) Drivers of motor vehicles and golf carts shall yield the right of way to pedestrians and bicycle operators. 2) Bicycle operators shall yield right of way to pedestrians. 3) All motor vehicles, golf carts and bicycles must use the right side of the roads. NO ONE SHOULD ASSUME THEY HAVE THE RIGHT OF WAY. ONE MUST YIELD TO ANOTHER. ALWAYS PROCEED WITH CAUTION, OBEY ALL SPEED LIMITS AND TRAFFIC CONTROL SIGNS.
RISK: All persons utilizing the ponds, docks or bridges “USE AT YOUR OWN RISK”. If it rains and the water is over the bridges/docks do not cross or go on the bridges/docks. Hideaway RV Villas LLC is not responsible for any accidents occurred at the water on the water or on the docks or bridges.
